With reference to section 13 of the Caravan Sites Act 1968, a mobile home constitutes a structure that has been designed or adapted for human habitation and which (a) comprises not more than 2 sections separately designed and constructed which are to be assembled on a site by means of bolts, clamps, or other devices; and (b) after assembly is physically capable of being moved by road from one place to another (whether by being towed or by being transported on a motor vehicle or trailer).

What sizes of mobile homes are available?

Our mobile homes for sale have a maximum size of 6.8m width and 20m depth (not being less than 7m) external with an internal ceiling height of 3.048m.

Requirements for the base of a mobile home

To be classified as temporary, a mobile home should not have a permanent hard standing, concrete, or permanent groundworks which cannot be easily upped and moved. However, this is mostly overcome by putting down gravel and laying floor barriers on concrete blocks.

Planning permission and building regulations for a mobile home

On the whole, if a mobile home is going to be a permanent living space the owner will need to obtain planning permission and be in compliance with UK building regulations. If the structure is not going to be a used as a permanent living space, no permission from these authorities is necessary.

Commonly, people situate their mobile homes in their gardens and use them as ancillary buildings without the need for planning or building regulation approval, unless they happen to live in a conservation-designated area. These types of homes can also be used as regulation-free supplementary accommodation to a residential property, i.e. in addition to the person’s main house but not as a separate dwelling. They can be used as, for example, a granny annex, but it must not be this person’s “only or main residence”. There needs to be an association between the mobile home and the house, so, for example, the person could have meals in the main house. Therefore, if the mobile home is used as someone’s primary independent dwelling, without any relation to the main house, the local planning authority may find that an illicit “material change of use” has taken place, thereby requiring planning permission and thus building regulation approval. Thus, there are numerous issues that need to be thought about in terms of planning permission. Among these factors are where the mobile home’s intended site will be, how long it will be there for, and its intended purpose.
